Rocks on the Bypass Road - and a Week of Road Chaos

On Tuesday morning, a man in all-black clothing stood on the median of the Phuket Bypass Road (Chaloem Phra Kiat Rama IX Road) in Ratsada and hurled rocks at fast-moving traffic. A passing motorist caught it on video. The clip went viral within hours.

No injuries were officially confirmed, but the Bypass is a high-speed arterial connecting the south to the airport. At 80kmh-plus, a rock through a windscreen is a fatal accident. Community reaction ranged from outrage to calls for 24-hour camera surveillance along the corridor.

That same week: a big bike on Sai Kor Road in Patong crossed the centre line into a white scooter, leaving both riders in critical condition. The road has no central divider. Then on 24 June, a British national drove a Toyota Fortuner through the newly installed government barriers at Chalong Circle and attempted to flee - footage was shared widely by Hod Jang Phuket.

Three separate incidents in one week. The pattern is the island's ongoing infrastructure reality: high-speed roads without dividers, underpowered surveillance, and enforcement that reacts rather than prevents. Every time a high-profile crash gets filmed, the calls get louder - but the roads haven't changed.

🛣️ Infrastructure

The Phuket Light Rail finally has real dates. MRTA has formally confirmed: Cabinet approval February 2027, construction starting September 2028, commercial operations December 2031. The 41.7km line runs airport to Chalong, 21 stations, electric trams.

The nominee crackdown numbers are getting serious. The DBD is now actively reviewing 159 Phuket companies, with 39 already facing legal proceedings and 34 issued with mandatory divestment orders. Thai shareholders in mixed-ownership firms must now produce three months of bank statements.

Tourism, hospitality, and real estate are the primary targets. If your business structure relies on a nominee arrangement, talk to a lawyer before July is out.

🛣️ Infrastructure

They're finally studying the Sarasin bottleneck. The Department of Highways has launched a 15-month study to expand the 2.3km gateway from Sarasin Bridge to Tha Chatchai from two lanes to four-plus. EIA required; actual construction won't start before 2027 at the earliest.

Millionaire's Mile goes full branded. PROUD Real Estate and IHG have launched The Residences at InterContinental Phuket Resort in Kamala - 111 units, ฿2.5B+ total investment, sizes from 58sqm to 425sqm penthouses, attached to the Two-Michelin-Key resort.

Upside for the west coast. Downside: land values and commercial rents in the Kamala corridor just ticked up another notch.

🏗️ Property

71% of Phuket property demand is now rental, not purchase. A new 54,628-enquiry analysis pegs the median monthly rent at ฿35,000 and confirms condos dominate at 75% of market share. Bang Tao remains the premium corridor at ฿160-350k/sqm. Si Sunthon is the budget outlier at ฿32-50k/sqm.

New supply is slowing, land is scarce on the west coast, and values are drifting steadily upward. Not a bubble - a slow squeeze.

📊 Economy

Thailand's factory closures outpaced openings in Q1 for the first time in 2.5 years - 156 closures vs 139 openings, per NESDC data. Phuket isn't a manufacturing economy, but tighter domestic credit and rising mainland costs trickle down to construction materials, consumer goods, and SME lending.

Foreign condo quota reform is in the works. The government is actively drafting legislation to raise the foreign ownership cap in condominiums from 49% to 75%, and extend maximum leaseholds from 30 to 99 years. Bangkok Post estimates ratification within 12-24 months.

If true, this would be the most significant shift in foreign property rights in decades. Don't bank on it until it's signed - but worth tracking.
