From the Island

It has been a week with real weight to it. On October 19, Prime Minister Anutin Charnvirakul ordered a nationwide crackdown on illegal foreign land ownership through nominee structures. The numbers are sobering: 13,088 suspicious parties under investigation, 2,360 plots covering 5,467 rai, with an estimated value of ฿14.01 billion. Provincial governors have been told to complete priority investigations by December 31. Two days later, more than 500 officers raided properties across Phuket, Phang Nga, and Krabi. If you hold property through a Thai company, this is not something to file away and read later.

On a more welcome note, Virgin Atlantic touched down at HKT for the first time on October 18. The nonstop London Heathrow service is now running three times a week on a 787-9 Dreamliner, with advance bookings that have already exceeded the airline's expectations. British residents can finally stop routing through Dubai or Bangkok. Book early for December.

The Thai Meteorological Department has issued a heavy rain warning through October 25, with seas running above 3 metres during thunderstorms in the Andaman. Jellyfish are active along the west coast. Kamala Beach still has untreated wastewater flowing into the sea. And a new double-decker hop-on hop-off bus is running 11 stops across the island if you need a reason to stay dry indoors.

There is a lot in it this week. Let's go.

Quick Island Pulse

🌡️ Weather

TMD Weather Advisory No. 8 is active through at least October 25. Heavy to very heavy rain is forecast across the southern Andaman coast, with thunderstorms over 70% of the area. Temperatures are ranging from 24°C overnight to 31°C in the afternoon.

Seas are running 1 to 2 metres and pushing above 3 metres during squalls. The TMD is advising vessels to avoid sailing through thunderstorm areas. Flash flood and landslide risk is elevated in foothill and low-lying areas. Check conditions before heading out. This is not a normal rain week.

A jellyfish warning remains in effect along the west coast, with vinegar stations now active at lifeguarded beaches. Check before you swim.

🚗 Traffic

Police have intensified patrols and CCTV checks on Thepkrasattri Road between Thalang Town and the Heroines Monument roundabout after a hit-and-run left a traffic officer injured on October 20. Expect checkpoint delays through the weekend.

💰 Baht

Mid-market interbank rates as of October 23:

GBP: ~43.40 THB  ·  EUR: ~36.25 THB  ·  USD: ~33.50 THB  ·  AUD: ~22.30 THB

Retail counters in Patong, Bang Tao, and Mueang apply their own spreads on top. These are benchmarks, not what you will get at the desk.

🛂 Immigration

This week's Task Force sweep arrested a Chinese national with 1,793 days outstanding and a Portuguese national at 1,807 days. Both were detained in Phuket. Active enforcement is running across residential and commercial districts.

⚠️ Warnings

Kamala Beach: The wastewater treatment plant is still operating at reduced capacity. Untreated water is flowing through the Pak Bang Canal into the sea. Avoid water contact near the canal outlet until repairs are confirmed complete. No timeline has been given.

Phuket Airport: From October 16, security staff are authorised to open and inspect checked luggage without the passenger present if automated screening flags something. This applies at HKT and all Airports of Thailand. (The Phuket Express)

The Week in Stories

🔴 STORY OF THE WEEK

The government is raiding properties and the PM has set December 31 as the deadline for nominee audits across every province

On October 19, Prime Minister Anutin Charnvirakul launched a nationwide crackdown on illegal foreign land ownership through nominee structures, issuing a directive to all provincial governors from Government House. The scale is significant: 13,088 suspicious parties are under investigation, covering 2,360 plots across 5,467 rai of land, with an estimated value of ฿14.01 billion (roughly US$420 million). Governors must complete priority investigations by December 31.

Two days later, more than 500 officers executed "Nominee Busters Phase 3" across Phuket, Phang Nga, and Krabi. In Phuket alone, 56 plots worth ฿231 million were inspected, with 13 arrest warrants issued for 12 foreign nationals. The mechanism under scrutiny is the Thai Limited Company where foreigners hold 49% or less but retain effective control. New financial checks apply to purchases above ฿2 million, and Thai spouses of foreigners must now prove land funds genuinely belong to them.

BOI investment structures are explicitly not targeted. The crackdown is on the nominee arrangement specifically. Foreign buyer sentiment has nonetheless shifted, with agents reporting paused villa purchases across Phuket and Koh Samui.

What this means for residents:

• If you hold property through a Thai company, get legal advice before year end. Do not wait.

• December 31 is the audit deadline, not a forced-action date. The risk is being caught unprepared.

• Any forced sale requires a formal judicial process under Thai property law. This takes months, not days.

Phuket is pushing Bangkok to legalise hundreds of unlicensed guesthouses, and enforcement on unlicensed rentals is already running

On October 19, Phuket provincial officials presented a reform package to Bangkok's anti-bribery subcommittee, targeting five regulatory areas where contradictions make it impossible for small accommodation operators to get a valid licence. The result is a well-documented cycle: unlicensed operators, inspector leverage, and payments instead of standards. The package has been submitted, not yet enacted.

Enforcement is running in parallel. Officials recently raided a Wichit condominium operating daily rentals without a hotel licence, launching proceedings under Section 15 of the Hotel Act. The Thai Hotels Association is pushing back on two competing reform drafts, arguing the problem is enforcement, not the law.

A hop-on hop-off double-decker is now running 11 stops across the island, based out of Central Phuket

City Sightseeing Phuket, operating under the Elephant GoGo brand, launched its open-top double-decker service on October 20. The daily circuit covers 11 stops including Central Phuket, Phuket Old Town, Wat Chalong, and Soi Ta-iad. The hub, ticket counter, and customer service centre are all at Central Phuket. Book online or directly on arrival there.

Pricing for Thai residents versus international visitors has not been clearly published yet. Worth keeping in mind if you have family or friends arriving this season who want an easy island-wide day out that does not require negotiating a ride.

💡 Island Life Hack

Jellyfish are back. Here is what to actually do about it.

Check the flags first. Lifeguarded beaches now have vinegar stations active at the towers. If jellyfish are in the water, the tower crew will know before you do. Ask before you go in.

Use vinegar, not fresh water. If you or someone with you gets stung, apply vinegar immediately. Rinsing with fresh water or rubbing the area can fire undischarged stinging cells deeper into the skin. Vinegar is what works.

Avoid Kamala completely for now. The combination of untreated wastewater flowing into the sea at the Pak Bang Canal and jellyfish activity makes Kamala the wrong beach this week. There are better options.

Respect the swell. The TMD's active warning has seas above 3 metres during thunderstorms this week. Casual west coast swimming is genuinely dangerous right now, not just unpleasant. The monsoon is not finished.

Consider Nai Harn. The southern end of the island tends to sit better protected from westerly monsoon conditions. If you want a beach day that is actually worth it, that is where to go this weekend. Our Rawai and Nai Harn neighbourhood guide has the full rundown.

When Doing More Stops Helping

When Doing More Stops Helping

I have always been comfortable with effort. Give me something that needs building, fixing or working through and my natural response is usually to lean into it. That can be useful. Until it is not.

There is a strange point where productive effort quietly becomes repetition. You rewrite the same thing. Revisit the same decision. Check the same problem from another angle. You are busy, but you are no longer necessarily moving.

The difficult part is that it still feels responsible. Doing more gives us the sensation that we remain in control. Sometimes, though, the work has already been done. The email has been sent. The conversation has happened. The opportunity has been prepared properly. Now something outside you has to respond.

Last week: When the Plan Stops Matching Reality

Out & About

Infuse Restaurant by Diamond Resort, Cherng Talay

The Bang Tao and Cherng Talay corridor has developed enough in recent years that residents in the north of the island rarely need to make the drive south for a decent meal. Infuse, sitting at Diamond Resort along Soi Cherngtalay 14, is one of the reasons for that.

It is open-plan with a pool outlook, which describes every hotel restaurant ever built, but the kitchen leans European (think carbonnade-style beef stews alongside solid Thai classics) and the menu moves sensibly between the two. The daily breakfast buffet from 06:30 to 11:00 costs ฿495 net: hot dishes, pastries, healthy options, and enough variety to justify the trip. A la carte through the day averages around ฿800 to ฿1,200 per head.

On Saturday evenings they run a Pasta-Licious Night from 18:00 to 21:00, all-you-can-eat at ฿599 net. If you are heading up to Bang Tao this Saturday anyway, it is worth building an evening around. Open daily 06:30 to 23:00.

Market moves this week

On the nominee crackdown, enforcement picture: Beyond the headline numbers, the Phuket-specific raids targeted 56 plots worth ฿231 million. Land offices are cross-referencing corporate tax filings, share transfer histories, and financing records. Any forced sale that follows a confirmed violation would require a formal judicial process under Thai property law. This is months of procedure, not a rapid action. The risk for most people is being caught unprepared during the audit, not an immediate order to sell.

Supply pressure building: Savills data shows 4,166 new homes launched across 67 projects in H1 2026, villas accounting for 61% of launch value. Most stock hits the market in 2027 to 2028, with price pressure concentrating in the Bang Tao to Cherng Talay corridor. Buyers under ฿7 million are largely unaffected.

Central Phuket expansion: Phase one of the US$836 million luxury retail expansion is over 60% complete, on track for Q2 2027. Naturale Kamala: AAG Development has announced an ultra-luxury villa project in the Kamala hills. Pricing and timelines not yet published.
